What Is The Best Way To Find Accurate Sonoma County Home Values?

“What is the BEST way to find accurate Sonoma County Home Values? I see many different values from Zillow, CyberHomes, etc for the same property…how can this be?”

This really is a great question.

Fountaingrove-Home-Contemporary-Santa-Rosa-CaliforniaI have read much about how Zillow and other websites come up with values…unfortunately this information is not directly from those companies. Since those companies do not release the information for proprietary reasons, I will leave that alone, as it is mere speculation by others who may or may not be correctly informed.

When you think about it…you should be more concerned with the accuracy of these websites, than the “How” of their calculations. Zillow for example has a disclaimer that explains their accuracy and mean errors…Sonoma County, at the time of the writing of this article had a 10.4% Mean Error as measured by regression analysis. 10.4% error translates into a $52,000 difference between sales price of a $500,000 home…or a range of values from $448,000  to$552,000. Is that what you would call accurate? Anyway…enough about that, you get the point.

Our best suggestion is to always get the opinion of a Sonoma County Realtor. Realtor’s are usually extremely well versed in the subtle ways property values can change between local areas, neighborhoods, even streets within an area. There are places in Sonoma County where being on one side of the street as opposed to the other can mean $100,000 or more in price difference…How do you explain this? The view. There are other sublte details that may drive big differences in value in your area, so make sure you ask a local expert.

Sonoma County Real Estate values can vary greatly from place to place. The prices for 3 bedroom homes in Sebastopol are very different from those of 3 bedroom Santa Rosa Homes. Santa Rosa has areas that have some of Sonoma County’s lowest home prices, and also in Santa Rosa, Fountaingrove Homes have some of the highest Sonoma County Home Values. Real Estate values can and do vary greatly from city to city, even within cities. A professional Real Estate Agent can help guide you through the property value maze.

We are not discrediting any of the national websites, however it would be nearly impossible to come up with a single valuation strategy that would allow one to accurately predict the home values of every property in the United States.
