Put Your Best Foot Forward

Today’s Real Estate market, at least here in Sonoma County, has changed greatly over the past 6 months. Six months ago, there was well priced inventory everywhere, offers were few and far between, and it was a true buyers market. Today, there is little inventory on the market, it seems like every offer is up against the competition of other offers, and sellers in general have the upper hand playing buyers against each other. This situation frustrates buyers, frustrates buyer agents, and even confuses some sellers, who must weigh the benefits of different offers; after all, price is only one aspect of an offer. Price is an extremely important aspect of offers, and other important aspects of offers include: closing date, earnest money deposit amount, all cash versus financing, down payment amount, financing terms, contingency periods, etc.

So with all of this competition, what is a buyer supposed to do? Take our advice, and offer with your best foot forward. If you do not take our advice, you may not have the opportunity again, as the seller may choose to work with another party. Do you want someone else deciding your future, or do you want to make your own future.
Currently, we are seeing Real Estate bargains never before. Many people think this is market was caused by a Real Estate problem…I, contend that we are in the middle of a banking and liquidity problem, not a Real Estate problem.
Sonoma County Real Estate, relative to 2005, 2006, and 2007 prices, appears to be extremely attractive right now. We have a lot of first time buyers who realize they now can afford a first home. We also have a lot of investors who are finding cash flow opportunities…not just cash flow opportunities, but Cash Cows…Cash Cows that can easily fund your retirement.
View every house as if it has multiple offers…unless you want a deal, which means you may have to put up with some stress of not getting some of your offers accepted (by “some of your offers” I mean many of your offers), make an offer that has a great chance of acceptance. Consider Yourself Warned!
Now…if you want a great deal, continue to submit low offers with little chance of acceptance…BUT…if you want to buy a house, take our advice!
So what are you doing in this Real Estate market? Are you complaining about the market? Maybe you did not get the first house you offered on…does that mean you should complain? Don’t complain! While you are complaining, other buyers may be buying your dream home. Now that you can buy a dream home, if you really want to buy a home, put in an offer that reflects how you truly feel about the property.
