Supply And Demand OR LACK Of Supply And Frustration?

I was recently asked a simple question about the Real Estate supply of homes:

“Where are the houses in Rohnert Park below $250,000?”

The answer I gave was….”uuuuhhhhh”

At one time, not too long ago, there was a very decent supply of homes right here in Rohnert Park for well below $250,000. Recently, the inventory of homes under the $250,000 price tag has all but disappeared.

WHAT HAPPENED?

Is this Supply and Demand at work? Most likely! Supply And Demand…I thought I was done with Econ 101! As you will recall from ECONOMICS 101, Supply And Demand states that the quantity demanded from consumers and the quantity supplied from producers is equalized by price. This results in market equilibrium, AKA Economic Equilibrium. Hey man….stop with all this Econometrics….I just want to buy a house already. Understood.

Rohnert Park is a desirable area with great schools, great parks (of course…its in the name right) and a family atmosphere that is definitely unique. Each area in Sonoma County is unique, but lately we have been getting a lot of calls for Rohnert Park homes. Demand is HIGH. With the California foreclosure moratorium, supply in Rohnert Park is LOW…not so good news for consumers.

The best alternative to date has been Santa Rosa. You can definitely get more for your money in most parts of Santa Rosa. Most of our clients have put offers in quickly when they find a home that fits their needs, as the prices relative to other areas are more affordable.

My advice to clients is if you are set on Rohnert Park or any other specific area it may be worth it to wait a bit. If you want to move, and other areas fit your lifestyle then those areas should be considered.

Personally, I could live in several North Bay Cities…many parts of Marin County, and Many parts of Sonoma County as well. I really like Rohnert Park, Petaluma, Sonoma, Santa Rosa, and even Sebastopol. I am not sure I fit into Sebastopol, but I do enjoy my time there. Ever since the West County Grill closed, I do not find myself there so much, but it is still a nice (and expensive) place to visit.

I was going to put a picture of a Rohnert Park Home For Sale in this article, but there were none available…sorry! Maybe after the foreclosure moratorium we will see some more inventory…we know a healthy demand is there as we have so many people inquiring about Sonoma County Homes for sale.

Conclusion Best Places In Sonoma County – Volume 8

OK OK…so that last hint was a trick! Of course I am speaking about ALL of Sonoma County.

Wine Country Balloon - Sonoma County CaliforniaSo…when people ask me where is the best place in Sonoma County California…I will answer with a resounding YES! Not to be flip, but maybe the best place in Sonoma County is ALL of Sonoma County itself, and each person and family will find their own favorite place. There are a lot of great things to do in Sonoma County, a lot of great people to meet, many great places to eat, numerous great wines to sample, great things to see, and great memories to be made.

Maybe you like the small downtown feel of Cotati, or the fact that the future SMART Train will stop right there potentially increasing Real Estate values. Maybe you like all the parks and recreation in the bedroom community of Rohnert Park. Maybe you like the lively and vibrant Sonoma Square. Perhaps the hustle and bustle of downtown Petaluma is more your style, or maybe it is the many Petaluma Victorian Homes to choose from, or maybe it is the fact that Petaluma is Eggcentric. Maybe the affordability of parts of Santa Rosa are to your liking, or maybe it is the big views from luxurious areas such as Fountaingrove or Mayacama Country Club. Who would not like to live in a community first area such as Sebastopol. Whichever area is more your style, we are happy to live in an area that offers so many different choices. Maybe you will make your own way to a part of Sonoma County that is not as visited as the others we have written about. In any event, we know that Sonoma County has something for everyone.

We really hope you have enjoyed reading this 8 part mini series about our view of Sonoma County California. Sonoma County truly is unique in many ways, and is a world class destination all its own. When you get here you will certainly fall in love with the scenic beauty, the great food, the world class wines, and the laid back lifestyle that Sonoma County has to offer.

Sonoma – Best Places In Sonoma County – Volume 3

Of course I am speaking of the city of Sonoma. Did you get this one right? I thought the part about it being ”square” was a good hint for those who know the Downtown Sonoma Square.

The city of Sonoma is also one of my clients’ top choices when they start their home search. Sonoma offers access to world class events, food and wine festivals, world class wines, world class people, and a lively town square. Sonoma is located in Eastern Sonoma County, right next door to World Famous Napa County, and offers great weather and great views. 

Sonoma Real Estate can be affordable in pockets, however home prices here tend to be some of the highest in Sonoma County. Prices rise especially quickly the closer you get to the downtown Sonoma Square, or as your view improves the higher up you get in the Sonoma hills. 

Sonoma Square - Sonoma California Town SquareThe Sonoma Square really is the hub of the city. The Sonoma Square offers great restaurants, lovely shops, and a lively heartbeat all its own. Sonoma is a fun place to visit year round, and we do meet tourists all year round. If we had to choose a single time of year to visit we highly recommend a late October trip for “crush” when the majority of Sonoma County’s grapes are picked, and processed for winemaking. Crush really is an amazing process to watch. With that said, a close second would be a late spring or summer trip, as the summer weather is great, and the days are longer, allowing for just a little more wine tasting.

Wine is one of the major draws for the region and the wine pours all year in Sonoma County. World class food is a nightly occurrence, one that may be taken for granted by some of the locals. The scenic beauty is something we are able to see daily and something others around the world only see in pictures or the occasional postcard. We feel so fortunate we live so close to such a destination, as evidenced by the never ending line of people who trek here to get a taste of our lifestyle. We can only hope that our proximity to it does not allow us to take it for granted.

The Best Places In Sonoma County Series – Volume 1

I am consistently asked many of the same questions when people want our advice about where to live in Sonoma County California: “Since you are a Sonoma County Realtor and see all of the best places in Sonoma County…where should we be buying?”

This is a really great question, one that deserves a lot of attention and thought. I am not sure that Sonoma County california really only has one best place, and after reading this series of articles you will see why. I will attempt to answer this question over an 8 part series. Stay tuned for the next 7 articles.

Let’s first start with Sonoma County California. What can I say other than WOW? Sonoma County is an amazing place…great weather in the summer, mild in the winter, and has virtually everything to do. When people think of Sonoma County California, they think of lush vineyards, balloon rides, biking some less traveled backroads, amazing cuisine, and a world class Wine Country. Who am I to disagree…they are right.

Wine Country Balloon Over Sonoma CountySonoma County offers a variety of fun activities and different things to do. The Sonoma Coast is a very popular destination and is easy to get to no matter what part of Sonoma County you call home. The 101 (AKA Redwood Highway, AKA US 101) offers quick access to Marin County, San Francisco, and beyond.

Sonoma County also offers a nearly endless number of festivals. Festivals such as VinOlivo, Sonoma Wine Country Weekend, The Heirloom Tomato Festival, and the ever popular Sonoma County Hot Air Balloon Classic fill the yearly social calendar, and attract visitors from around the world.

So if Sonoma County is so great, it must be a really expensive place to live, right? Sonoma County home prices are much more affordable than those of Marin County to the South and Napa County to the East. It may seem surprising, but Sonoma County is the most affordable area of the North Bay. For these and many other reasons Sonoma County Real Estate is a great choice relative to the local competition. We are positive that once you know what Sonoma County has to offer, you will agree.

As far as different types of cities go, again Sonoma County really does offer it all. I will not discuss ALL of the cities in this series of articles; I will touch on my clients favorites, why they choose each one, and what makes each city truly unique. I sincerely hope you enjoy reading our view of the cities of Sonoma County. At the end of this series, if you think we have left any Sonoma County city out that needs to be discussed, please let us know.

Fairmont Sonoma Mission Inn And Spa Golf Course Picture

I took this picture on a Saturday evening at the Golf Club of The Fairmont Sonoma Mission Inn and Spa. I really like the way the light dances through the trees casting all sorts of shadows on extremely well manicured grounds. I remember kneeling down to feel the grass…it was very cool and soft to the touch. 

The shadows would not help a golfer who is needs to sink a 15 foot birdie putt, but a beautiful scene nonetheless. Most people can only dream of the chance to play a track as beautiful as the Sonoma Mission Inn Golf Course.

I was casually strolling around, taking a picture or two, while a wedding party convened on the other side of the clubhouse…I was wearing a suit, and apparently fit right in. I was actually handed a glass of champagne, and rushed into a picture…funny situation…how could I say no? I have never mentioned that until now…I wonder if the family has this picture of close friends in their wedding album, and wonders who that random guy is…well it is me.

I am digressing…The Sonoma Golf Club is a truly beautiful place. If you are visiting Sonoma you should definitely consider staying there.

Sonoma County Barn In Mustard Field

I was recently driving from Rohnert Park to Sonoma, and passed this old barn. I liked it so much, I had to turn around and take a picture. I was driving on Arnold Drive (CA 116 at that point) between Stage Gulch Road and Fremont Drive (CA 121). I just really liked the scene; the mustard in bloom, the barn, and the Sonoma Mountains flanked by clouds.
